Program Description

Tribal Funded New Home Construction (TFNHC)

The Fort Sill Apache Housing Authority (FSAHA) is in the process of building two (2) homes for sale in the Cedarside Addition in Apache, Oklahoma. The homes are close to completion as of March 2020.

Once the homes are completed, a mail out will be sent to all tribal members to notify of the homes being available and will be sold to individuals with a completed application and pre-qualification letter from a bank or financial institution, one a first-come-first-serve basis.


Plan F1346 is a country French/European ranch style home with 1526 square foot (living area), 3 bedrooms, 2 bathrooms, and an attached garage of 582 square foot. Value of the completed home estimated to be $167,860.00 and the amount required to be financed will be $140,000.00.

Additional loan details are as follows:

  • Interest rate of 4.25 as of January 23, 2020 if credit score is at least 680.
  • Better rates may be available for higher credit scores.
  • On amount of $140,000 base loan, the APR is 4.583%
  • Principle and Interest payment of $699.05, monthly mortgage insurance $29.17, estimated monthly property taxes $154.00, and estimated monthly homeowner’s insurance $150.00.
  • Estimated Total Monthly Payment = $1,032.22

Rates/APRs based on minimum credit score of 680 (lower credit scores acceptable). Maximum DTI of 41.0%. Rates/APRs may be higher based on credit score. Rates subject to change without notice.   • Interest rate of 4.25% as of January 23, 2020 if credit score is at least 680.
  • Better rates may be available for higher credit scores.
  • On amount of $160,000 base loan, the APR is 4.569%
  • Principle and Interest of $798.91, monthly mortgage insurance $33.33, estimated monthly property taxes $174.00, and estimated monthly homeowner’s insurance $167.00.
  • Estimated Total Monthly Payment = $1,173.24

Eligibility, Guidelines, and/or Requirements

  • Must provide a completed application to the FSAHA by mail only
  • Applicant must qualify for mortgage loan and/or provide loan pre-qualification with application.
  • Client will be qualifying for a mortgage loan directly with bank or financial institution as the FSAHA is selling these homes.
  • These homes are not available on a lease or rent-to-own basis.
